Palm Springs Alexander Homes Define an Era in Palm Springs Life - Past and Present
Palm Springs living — Midcentury Style
The Palm Springs Modernism Movement began with custom-homes and hotel designs by the likes of Rudolph Schindler, Richard Neutra, and Albert Frey. It was not until 1956, thirty-four years after Schindler's first modern desert home was built in the Palm Springs area, that the George Alexander Construction Company broke onto the Palm Springs scene with the Ocotillo Lodge Hotel.
Before the Alexander home tracts were built throughout Palm Springs, The Ocotillo Lodge, now a condo-style hotel in the mid-century modern genre, located in South Palm Springs in the Twin Palms neighborhood, was the first collaboration between Alexander and architects Dan Palmer and William Krisel, a pairing that over the next few years would redefine the architectural and demographic landscape of Palm Springs residential real estate.
Throughout the 1950's and early 1960's, George Alexander's building company was a powerhouse in the Southern California post-war housing boom.
Palm Springs Midcentury Homes — Meet the Alexander Home
At first, Alexander homes were designed for sheer production efficiency, but in 1957, Krisel and Palmer came to Palm Springs in conjunction with the Alexander Construction with a new concept: to build stylish modern-style tract homes with clean lines and simple elegance that were affordable and even more efficiently producible.
In the late 1950s, the mass production of mid-century modern Alexander style of tract homes was a an untested and somewhat revolutionary idea (from relatively unknown architects), George Alexander agreed with architect Bill Krisel to a trial run of building ten homes, with more to follow if the experiment was a success.
Midcentury Modern is Big in Palm Springs — 2,500 Alexander Homes
Later that year, full-scale production began, after the first mid-century modern tract homes were met with great enthusiasm. In all, Alexander would build some 2,500 of the Krisel/Palmer-designed homes, setting the tone for a modern-to-the-masses building movement.
Alexander homes were among the first homes in Palm Springs to come with large and deep standard in-ground swimming pools, many with diving boards, a feature that made the Palm Springs heat more enjoyable in the season, and bearable in the summer.
Many of the new Alexander's even came with some landscaping - with two palm trees, for example - which is where the Twin Palms Neighborhood of Palm Springs gets its name. Starting at a cost of about $20,000 dollars, Alexander homes made Palm Springs affordable for the non-elite population.
Today's Palm Springs Alexander Homes Prices
Today, restored mid-century modern Alexander homes in Palm Springs, depending on the neighborhood where the home is located - and the quality of the updates - sell for prices ranging from the mid $400,000s to prices of up to $1,000,000 or more. The Palm Springs neighborhoods where Alexander homes were built between the years 1957 and 1960 include Twin Palms, Vista Las Palmas, Sun-Mor estates, Little Beverly Hills, and the Racquet Club area neighborhood. Each neighborhood has its own price ranges (scroll down for our price and location guide).
Mid-Century Alexanders, or Palm Springs Alexander homes, as these vintage homes are known today, have seen a big revival in the Palm Springs area over the last ten years, and it's no wonder why.
"It was so perfect, so light, so spacious. It makes you feel relaxed," was the way home-owner Jennifer Cabalquinto described her Palm Springs Alexander to the L.A. Times, and that's exactly what people coming to Palm Springs are looking for.
From the 1,225 sq. ft. Alexanders in the Racquet Club and Central Palm Springs neighborhoods, to the 1,600-1,800 sq. ft. homes in Twin Palms and Vista Las Palmas, the clean lines, clerestory windows, and "post-and-beam" ceilings of these midcentury masterpieces give the open, spacious feel of homes much larger in size.
The architects that made Palm Springs living affordable to more every-day people with the mid-century modernism approach starting in the late 1950s also took care to avoid the appearance of tract-building by altering the lot-placement of each home and changing rooflines, effects that allowed each Alexander Modern to stand out from its neighbor, without affecting the bottom line.
The labors of Palmer, Krisel and Alexander Construction amount to design that never grows old, yet is reminiscent of a vibrant, star-studded time in Palm Springs history that dates back fifty years.

A Guide to Palm Springs Alexander Homes by Neighborhood & Price Range
Twin Palms
The Twin Palms neighborhood in South Palm Springs is the first Palm Springs neighborhood where Alexander homes were built during the years 1956 and 1957. This neighborhood is officially known as Twin Palms Estates.
These mid-century homes were built directly south of the Ocotillo Lodge, the first Alexander construction project in Palm Springs, a hotel-resort that is now operated as individually-owned condos, some rented seasonally with others home to year-round residents.
Twin Palms Drive is the entrance to the two tracts of Alexander homes built in Twin Palms. These Alexander homes are about 30% larger scale than the 1,225 square feet Alexanders built in the Racquet Club Road area, though the floor plans are nearly identical, just larger scale. The lot sizes of Alexander homes are very spacious and private, fairly uniform and approximately 100x100 square feet, nearly one-fourth acre each.
Convenient both to downtown Palm Springs and with easy access to highway 111, also known as east Palm Canyon Drive, the Twin Palms Neighborhood is located south of Hwy 111 (E Palm Canyon Drive), east of Camino Real and north and west of La Verne Road. Twin Palms is north of Canyon Country Club estates in South Palm Springs and homes generally go for a price of $575,000 - $850,000.
Central Palm Springs
There are two Central Palm Springs neighborhoods of Alexander homes. One is called Sun-Mor estates, where nicely done Alexander homes sell in the price range of $500,000 - $600,000.
The other neighborhood cluster of vintage mid-century modern Alexanders is located south of Ramon Road and west of El Cielo, near the Bel-Air Greens and Mesquite Country Club Golf Courses. This is a lesser known cluster of Alexanders (fewer than 50) in an area sometimes referred to as Little Beverly Hills because the streets in this neighborhood have names like Beverly Drive and Roxbury Drive. Homes in this area sell for $400,000 - $600,000 and are within walking distance of several schools.
Vista Las Palmas
Vista Las Palmas, a Palm Springs neighborhood that consists mostly of Alexander homes built in 1958, is one of the most desirable present-day neighborhoods of vintage homes in Palm Springs. The largest Alexanders with the most magnificent mountain views (and most luxurious neighborhood) are located in Vista Las Palmas, west of downtown Palm Springs.
Vista Las Palmas is located directly west of Palm Canyon Drive and west of Monte Vista St, tucked against the gorgeous San Jacinto Mountain range. In Vista Las Palmas neighborhood of Palm Springs, Alexander homes start at about $800,000 for light fixers, up to $1.5 million or more for exquisitely updated and upgraded Alexander homes. A vacant lot in this neighborhood, though rarely available, commands a price in the range of $600,000 to $750,000 or more.
(The adjacent bordering neighborhood of Old Las Palmas is home to many of Palm Springs most luxurious estates featuring large private gated grounds for each custom-built home, starting in the 1920s to current day. There are no Alexander homes located in Old Las Palmas, but there is a wonderful mix of early California Spanish style estates, contemporary homes and mid-century modern custom built homes.)
Racquet Club Area Alexanders
The Racquet Club Road estates area of Palm Springs is the neighborhood in Palm Springs where the largest numbers of Alexander homes were constructed in the years of 1959 and 1960. These homes were all built on generous sized lots of one quarter acre or 10,000 square feet and were uniform in size with 1,225 square feet of living space.
There are more than 300 Alexander homes located in the Racquet Club Estates section of Palm Springs, considered part of the North Palm Springs area, north of Vista Chino, and east of Indian Canyon Drive. Many of the homes are located on and north of Racquet Club Road, thus the name "Racquet Club Road estates" for this neighborhood of Palm Springs Alexander homes for sale and for rent.
Many Alexander homes located in the Racquet Club Neighborhood are fixers available for sale priced in the high $300,000 range, with most of the homes selling in the $400,000 to $500,000 price range.
